Consumer Information: How to Choose a REALTOR®

Please first understand that not all real estate licensees are REALTORSŪ. REALTORSŪ take the additional steps necessary to better serve YOU - the home buying and selling consumer. REALTORSŪ become members of a local, state and national board of REALTORSŪ and agree to act under, and adhere to, Professional Standards of Practice and a strict Code of Ethics. REALTORSŪ are committed to treat all parties to a transaction honestly.

When YOU are in the market to buy or sell property, please look for the REALTOR "R" logo these professionals proudly display on their marketing and promotional communications. The REALTORŪ registered trademark is an assurance of that integrity.

PARTNER WITH A REALTORŪ
Start YOUR search by preparing a list of questions to ask potential REALTORSŪ. Then choose a comfortable location for the interview. It doesn't matter whether its over the telephone, over a cup of coffee or at the REALTORŪ's office.

Here are some sample questions YOU might consider when YOU make the wise decision to partner with a REALTORŪ:

1) Does YOUR REALTORS have an active real estate license in good standing? To find this information, YOU can check with the Kentucky Real Estate Commission.

2) Does YOUR REALTORŪ belong to the Multiple Listing Service (MLS)? Multiple Listing Services are cooperative information networks of REALTORSŪ that provide descriptions of most of the houses for sale in a particular region.

3) Is real estate YOUR REALTORŪ's full-time career? How long has YOUR REALTORŪ been in the real estate business?

4) What real estate designations does YOUR REALTORŪ hold?

5) Which party is YOUR REALTORŪ representing - you or the seller? This discussion is supposed to occur early on, at "first serious contact" with YOU. YOUR REALTORŪ should discuss Kentucky's particular definitions of agency, so you'll know where you stand (http://krec.ky.gov).

6) In exchange for YOUR commitment, how will YOUR REALTORŪ help YOU accomplish YOUR goals?

7) How many years of experience does YOUR REALTORŪ have in YOUR local market? Your property needs to be realistically priced based on market conditions (with supportive documentation).

8) Will YOUR REALTORŪ possess a dynamic marketing strategy encompassing newspaper advertising, Internet advertising, magazine advertising, open houses and mail-outs? How many homes has YOUR REALTORŪ sold to date this year?

9) Will YOUR REALTORŪ provide referrals. People don't usually refer someone unless they've had a great experience with them. YOU are far more likely to hear about a bad experience!

10) Are YOU comfortable working with YOUR REALTORŪ? Remember, buying or selling property is a team effort.
